MARKET OVERVIEW

July saw the market condition, at play for the better part of this year, continue to define the marketplace.

Stock remains in very short supply, demand (if anything) has increased and we continue to achieve record sale prices as a result of this highly competitive arena.

Number of sales remain few in number - but the prices achieved for those that do come to market are out of kilter with any market of recent years.

If ever there was a time not to have your property assessed in terms of past sales performance at your sectional title block or estate, it is now.

Even the miserable winter, traditionally the 'off-season' in the sales calendar, has not dampened the appetite for buyers to acquire a property.

JULY SALES IN YOUR AREA.

Drawing on Propstats, the primary property-sale data base, just three sectional title sale were recorded in Claremont Upper during the month of July.

I brokered two of these three sales

402 Hugon Place

An 83 square metre, two bedroom/two bathroom sold at this eight year old, modern block in Hugon Road. It was on the market for 62 days.

It sold for R5 300 000.

10 Paradise Mansions

I sold this unrenovated two bedroom/one bathroom apartment in Foyle Road within days of listing for R2 150 000.

5 Kenilworth Court

This charming 97 square metre two bedroom/one bathroom apartment at Kenilworth Court in Highwick Avenue went to market at a very ambitious R2 695 000. I presented largely as an unrenovated unit but with beautiful 1920's features including an original Arts & Crafts era fireplace.

Interest in this listing was substantial, and three offers were procured within five days of listing.

I sold this apartment for full asking price, being the highest price paid at this lovely old block.

(The most recent sale of another 97 square metre unit at Kenilworth Court was just on three years ago. That unit sold for just on R1 000 000 less!)
