Claremont Upper - Sectional Title Market Update | October 2025

October was yet another very quiet month on the sales front in Claremont Upper with just two sectional title sales recorded by Propstats, one of which being at The Quadrant Retirement Block.
The other sale, relevant to the general sectional title market, occurred at Montclare Place, above Pick 'n Pay on the main road.

A 145 sqm three bedroom/two-bathroom unit sold there for R4 600 000 being R31 724.00 per square metre. This property took some time to sell, taking five months in a market where it is common for sales to be concluded within the first week of listing. The length of time on market can be characteristic of this price band.
Assessing all sales at Montclare Place since January 2023 through 2024 (altogether different markets) it is noted that the average selling price - per square metre - equates to R30 415 00. Accordingly, whilst this October sale exceeds the average, it is not exponentially increased as one would expect (and sees) in the current market.
There have been just two other sales at Montclare Place this year and the average sale price in respect of those two units equals R32 281.00 per square metre. The October sale therefore falls short of the 2025 average, although one must be mindful that this is a significantly larger apartment.
For comparative purposes I have assessed the number of sectional sales that occurred in Claremont Upper during October 2024 and then compared with number of October sales this year.

2024 saw a total of 67 sectional title sales in your part of the world.
Thus far this year, 51 sales have been recorded.
It is clear that the volume of sales has dropped appreciably.
