Don't lose out, buyers love show days

If you are serious about selling your property, then you need a show day.

While it is true that many buyers now first do their search online to select a shortlist of homes that they are interested in viewing, and they can see a lot of the property by viewing the online photographs and even video material, there is no substitute for a physical visit.

Simply put, buyers love show days. More often than not, buyers come from within the area, and contrary to belief, they still drive around their area of choice on a Sunday, and if your home is not on show, you may well miss out on a potential sale.

Once the buyer sees the property and the neighbourhood in context, it is often the final sway. A show day also gives buyers the opportunity to take their time to do a walk-through and ask questions or obtain clarifications that they may need. A serious buyer will also put in an offer as soon as they have seen the property.

A show day is also an opportunity for buyers to provide feedback on how they view the property in relation to the asking price which is vital for the marketing efforts.

Putting your home on show also adds an exciting marketing angle as the agent will promote and communicate this to their database and encourage potential buyers to visit and spread the word.

It is absolutely worth the few hours on a Sunday that it takes for a show day, but it is important to prepare for a successful show day so that the property is presented in the best possible light.

Preparation starts with a good clean, including clearing all clutter and neatening up the garden, airing out the property and ensuring that all maintenance and paint work is done.

Ensure that the property is in show room condition on the show day and be sure to put out fresh flowers and clean towels.

It is also vital that all valuables are packed away. Point out anything to the agent that may need a special focus.

If you have pets, make sure you take them out for the day so that there can be no distractions for buyers.
