October was yet another very quiet month on the sales front in Kenilworth Upper with no sectional title sales recorded by Propstats.
For comparative purposes I have assessed the number of sectional sales that occurred in Kenilworth during October 2024 and then compared with number of October sales this year.
- October sales - 2024 = 3
2024 saw a total of 43 sectional title sales in your part of the world.
Thus far this year, just 19 sales have been recorded.
It is clear that the volume of sales has dropped appreciably.
The market dynamic in neighbouring Claremont Upper shows roughly the same trends - a significant decrease in the number of sales.
Wynberg Upper, another neighbour, is however outperforming the market but a significant margin. During 2024 a total of 32 sectional title sales were recorded in that suburb whereas sales, this year and up to the end of October number 34.
My assessment of these facts is that it is all about price-point. Claremont and Kenilworth command higher prices and as one moves towards the pointy end of the price pyramid, buyers are in a lesser number - in any market.
Another simple take on these statistics is that more stock is entering the market (and selling) in Wynberg Upper than in Kenilworth and Claremont.
