Not all real estate agents are the same as any seller who has struggled to get their property sold will tell you. You might be swayed by a low commission offer, but end up with your property taking too long to sell. Or you could end up selling for less than what you might otherwise have achieved, and thus achieve no real benefit from the lower commission offer.

Given that the sale of a property is a significant financial transaction, good representation is therefore vital to ensure an optimal outcome. Agents vary in terms of access to qualified buyers, marketing activities, presentation of the property, and vitally, the expertise to negotiate the best deal, and optimise the property sales process.

Local market knowledge. Local area specialists offer an understanding of local trends, current listings, and pricing which is important for making an informed decision. They know which buyers to target, and the prices they would be prepared to pay.

It shows the agent has dealt with many different sellers, buyers and situations, and can offer unique insights, and an innovative approach to bring the parties together to conclude a successful transaction.

The best chance of success is to choose someone with a strong brand presence in the area, and a demonstrable track record of successful sales. Ask to see their sales, and for references.
