Maximising your sale. Agents are not all the same
Category Property Tips
Not all real estate agents are the same as any seller who has struggled to get their property sold will tell you. You might be swayed by a low commission offer, but end up with your property taking too long to sell. Or you could end up selling for less than what you might otherwise have achieved, and thus achieve no real benefit from the lower commission offer.
Given that the sale of a property is a significant financial transaction, good representation is therefore vital to ensure an optimal outcome. Agents vary in terms of access to qualified buyers, marketing activities, presentation of the property, and vitally, the expertise to negotiate the best deal, and optimise the property sales process.
Experience matters. Some agents have been in the real estate industry for many years, building a wealth of knowledge, expertise and networks. These are agents who have sold many similar properties to yours and offer a significant point of difference.
Local market knowledge. Local area specialists offer an understanding of local trends, current listings, and pricing which is important for making an informed decision. They know which buyers to target, and the prices they would be prepared to pay.
Sales success. A record of successful sales in the area is a good predictor of the likely success that the agent will achieve. Choosing the agent with the highest likelihood of success is a clear advantage for any seller.
Feedback and communication. A good local agent will also provide regular feedback and keep the seller informed, and updated throughout the entire process, address concerns, and answer questions promptly.
Negotiation skills. A strong negotiator is an important advantage reflected in a successful record. It shows the agent has dealt with many different sellers, buyers and situations, and can offer unique insights, and an innovative approach to bring the parties together to conclude a successful transaction.
The best chance of success is to choose someone with a strong brand presence in the area, and a demonstrable track record of successful sales. Ask to see their sales, and for references.
A good agent can make the selling process smoother and less stressful. By appointing someone who is already selling with success in the area, the seller gains a distinct advantage compared to other listings in the area.
