Seeff Southern Suburbs and Constantiaberg enjoyed an exceptional year as one of the most awarded regions with 17 agents (including Hout Bay) achieving top honours across various sales and rentals categories.

A key emerging trend from the Covid Lockdowns has been a move back to the suburbs as buyers look for a better quality lifestyle closer to home. The Claremont/Lynfrae area remains one of the high-demand areas for the suburban lifestyle and proximity to amenities and top schools and continues to buck the trend with excellent activity over the last year despite the economic and Pandemic-related challenges.

Given that the Pandemic will continue placing constraints on our movements for the greater part of the year ahead, buyers are expected to continue migrating to areas where they can enjoy a lifestyle close to home in relative safety.

While there is plenty of movement in the market, the focus remains on market-related pricing. A recent Lightstone study shows that the metropolitan areas continue seeing low-to-no growth in sales prices relative to 2019.

The Cape for example only achieved an average growth of 3.2% last year. When adjusted for inflation which averaged 3.34% for 2020, it is evident that prices remain under a degree of pressure, especially above the R1,5 million range, says Lightstone.

Propstats data shows that where sellers are pricing correctly for the current market, they are achieving good prices, often within 8%-10% of their asking prices depending on the price bands. It is still a great time to sell with the proviso that you price within the parameters of current demand. Working with a skilled area expert is often the difference between achieving a sale or your property remaining on the market unsold.
