In this market, it is important to get your house in tip top shape to take advantage of the current strong buyer demand. The longer a property sits on the market, the lower its final price tends to be. Therefore, before listing your property, ensure it is ready to attract as much attention as possible.

Unless a buyer is looking for a fixer upper, they generally want a home that is in a good liveable condition. Since buyers are not renovation experts and do not know what repairs will costs, they will usually overestimate the discount that they believe should be offered.

While it is important not to go overboard, there are things that must be done if you need to sell fast. Buyers will want to see that your property represent good value for their money. Some basic and inexpensive renovation tips can make the difference between "for sale" and "sold."

Start with the kitchen because it is a focus point for buyers. If really outdated, consider painting kitchen units for a fresh look. Repair or replace broken tiles and regrout for a clean look. Fix or replace handles, hinges, and drawer runners. Clean the inside of all cupboards. Ensure the sink is clean and repair or replace the tap if needed. The kitchen surface and windowsill should be clean and clear of clutter. Clean the light or replace it if outdated.

Bathrooms must be clean and functional. Replace and repair broken tiles and regrout the bathroom. Remove any build up with a vinegar or a similar solution. Replace the light if outdated. Repair or replace taps if outdated. Ensure toiletries are packed away and that there are clean towels on display.

Paint inside and outside walls and repair the roof if needed. If you are unable to paint, ensure walls are thoroughly cleaned. Fix plaster cracks and chips. Bright colours can be off putting, and it is recommended to keep paint colours neutral to ensure maximum buyer appeal. Clean the gutters and replace broken roof tiles or sheeting. Ensure leaks are repaired as these will fall under structural defects that can cost you later.

Clean the garden and swimming pool. Ensure all beds are weeded and trees trimmed. The lawn should be mowed, and exterior patios cleaned. The braai should also be cleaned. If you have a security system, ensure it is in working order or get it repaired as this will be a selling point for buyers.

Set up for a good show. Prospective buyers will not even notice any upgrades if your home is untidy and cluttered. Ensure surfaces are cleared and your closets organised to emphasize storage capacity. Routinely deep clean floors and surfaces. Dry clean curtains before house viewings for a neat and tidy presentation.

Do not neglect the market trends. In the current buyer's market where there are more properties to choose from, pay attention to the advice of your local area agents in terms of the correct asking price or you could risk losing out on offers. Your agent can also advise on any repairs and upgrades that may need to be done to ensure a fast sale.
