What buyers want and how sellers can win
Category Property Tips
In any competitive property market, sellers need to know what will make their property stand out and attract enough buyer attention to secure a good price. Years of experience has highlighted certain key priorities that buyers look for, according to Seeff Southern Suburbs and Constantiaberg.
These include:
Location - this is generally the primary consideration. Buyers are investing not just in a house, but in a lifestyle. They tend to look for safe, well-maintained neighbourhoods with easy access to amenities, and in the case of the Southern Suburbs and Constantiaberg areas, proximity to good schools.
Security - this is another top priority, even in a safer area such as Cape Town, buyers tend to prioritise properties with security features. These include aspects such as secure boundary walls, alarm systems, beams, and CCTV linked to a security company. That is also why gated estates and security complexes are so popular.
Capital growth - buyers equally want to invest in a property which will continue to appreciate in value. They want to know that the property is well-constructed and maintained, and located in an area with good capital value growth. This is one of the factors which make Southern Suburbs/Constantiaberg property so sought after.
Sound construction - buyers will quickly notice a poorly maintained home and will either walk away or offer a much lower price. A Condition of Property Report is also now a legal requirement which must accompany all mandates and offers. Sellers must therefore ensure all maintenance is done before the property is listed.
Functional spaces - the layout and finishes also matter as buyers tend to favour functional, open spaces with a good flow, ideal for family living and entertaining. Updated kitchens and bathrooms are usually a drawcard. High-end features such as built-in appliances or smart home systems are also attractive.
Neutral colours and finishes - when selling it always helps to bear in mind that buyer tastes differ vastly. It is therefore always advisable to keep colours and finishes as neutral as possible. Not all buyers like brightly painted walls or elaborate features, and these may limit the buyer pool, or the price offered if the buyer perceives that they need to do work to the property such as repainting.
Entertainment - for most buyers, a good entertainment area with a well-maintained patio or deck where they can enjoy their leisure time are key features. While a swimming pool is not always asked for, those who do tend to look for a functional and well-maintained pool and a neat garden.
Sustainability - Features such as solar panels, double-glazed windows, energy efficient lighting and appliances, water storage and grey water systems are increasingly sought for sustainable living. Being able to withstand periods of loadshedding or water disruptions have become a priority for many buyers who will pay more for these features.
Homes which meet the needs of buyers are likely to sell faster and achieve better prices. By understanding and addressing what buyers value most, sellers can prepare their properties to achieve their maximum potential. Partnering with a professional agent who understands these trends is the key to a successful sale.
