Why you should choose your selling agent based on a proven value track record

Aside from ensuring that a seller chooses a selling agent which is registered with the Estate Agency Affairs Board and in possession of a currently valid Fidelity Fund Certificate, it is vital to choose an agent with a proven track record of delivering value to the seller.

How should a seller value an agent?

Time on Market

The first important measure is how long the agent takes to sell a property compared to the average for the market as a whole. Based on sales data from Propstats for the last year, January 2020 to January 2021, the average for the whole market across Bergvliet and Kreupelbosch is 85 days on average across all sales.

Comparatively, Sharyn Dabbs from Seeff achieved a market average of just 30 days, save for two properties which remained on the market for longer as a result of the Covid Lockdown. Sole Mandates are usually a prerequisite to ensuring that your asking price is set at the correct level.

Value to the seller

Time is money and by selecting the best agent to sell your property, you will not achieve a price within your desired price range, but a sale concluded within the shortest timeframe.

A successful agent usually brings a lot more to the transactions including a high success rate of selling their sole mandate properties as well as testimonies from other sellers.
