October was yet another very quiet month on the sales front in Wynberg Upper with just one sectional title sale recorded by PropStats.
We brokered this sale giving us 100% market share in your area for the third consecutive month.
The sale occurred at Hunting Towers on Aliwal Road, opposite Wynberg Girls School.
This 72 sqm, two bedroom/one bathroom unit presented well and enjoys the added benefit of a relatively large, walled garden. It sold together with a single garage for R1 800 000 off a listing price of R1 895 000
For comparative purposes I have assessed the number of sectional sales that occurred in Wynberg Upper during October 2024 and then compared with number of October sales this year.
- October sales - 2024 = 2
- October sales - 2025 = 1
2024 saw a total of 32 sectional title sales in your part of the world.
Thus far this year, 34 sales have been recorded.
It is clear that Wynberg Upper is maintaining sound traction and regard in the marketplace.
Of the core areas in the Southern Suburbs, being:
- Newlands
- Claremont Upper
- Kenilworth Upper &
- Wynberg Upper,
it is only Wynberg Upper where number of sectional title units sold so far this year, already exceeds those of 2024.
These statistics are:
- Newlands - 2024 = 32 units sold. 2025 (thus far) = 14 units sold
- Claremont Upper - 67 units sold. 2025 (thus far) = 51 units sold
- Kenilworth Upper - 43 units sold. 2025 (thus far) = 19 units sold
My assessment of these facts is that it is all about price-point. Claremont and Kenilworth command higher prices and as one moves towards the pointy end of the price pyramid, buyers are in a lesser number - in any market.
Another simple take on these statistics is that more stock is entering the market (and selling) in Wynberg Upper than in Kenilworth and Claremont.
