The last year was a tough one for property, but we are seeing more activity and a more positive outlook already at the start of this year. This is not translating into price increases, but owners who accept the market situation and price accordingly will be able to sell. The table below shows properties that have transferred, and does not include properties that have sold but not yet registered in the new owners' names.
Some trends remain constant:
- Many properties are withdrawn from the market and/or rented out if a certain price cannot be achieved. This has kept average prices artificially high, and reduced the number of sales.
- Levels of stock remain high, if current sales volumes continue it will take between 1 and 2 years to sell what is currently listed on the market.
- The main reasons for selling in Constantia are downsizing, emigration, personal reasons/deceased estates and upgrading. Relatively few are due to financial pressure, to move closer to work/schools or selling investment properties.
